The essentials about pricing, deliverables, and how a residential drafting project moves forward.

How is drafting priced?

The minimum is $2,000 for projects up to 1,000 square feet. Above that, livable space is priced at $2.50 per square foot and garage space at $0.50 per square foot. A site plan is $500.

Are revisions part of the process?

Yes. Revisions are included during the layout phase, when we work through your feedback and finalize the plan. Once the full construction documents have been drawn, client-requested changes are billed at $100 per hour for the time spent making those changes. City-requested permit revisions are included at no additional charge.

Are the drawings ready for permit submittal?

Yes. Your final construction documents are permit-ready, and any revisions requested by the city as part of permitting are completed at no additional charge. Client-requested changes after the construction documents have been completed, including changes after permit approval, are billed at $100 per hour for the time spent.

Are engineering or professional stamps included?

No. Engineering, surveys, and any architect or engineer stamps required by the reviewing authority are not included. Those services must be arranged separately when a project or jurisdiction requires them.

In most cases, typical detached single-family homes in Arizona do not need an architect or engineer stamp on the overall house plans. Arizona law allows someone who is not a registered architect or engineer to design, alter, or add to a detached single-family dwelling. This is a separate exemption from the 3,000-square-foot limits that apply to certain other buildings. Project-specific engineering or code requirements may still apply, so requirements should be confirmed with the local building department.

Can you prepare a site plan?

Yes. Site plans are available for a flat rate of $500. A site plan helps show how the home and key site elements relate to the property. Surveying is not included.

What does the drafting process look like?

The process has four clear stages: Discover, Layout, Refine, and Construction Documents. We begin with your property and priorities, develop and finalize the layout with your feedback, and then prepare the coordinated construction documents for permit submittal and building.
